Gas Installation Guidelines – San Monroe

Gas installations within San Monroe are permitted, provided that all installations comply with applicable safety regulations and estate rules. These guidelines are in place to ensure the safety of residents, prevent hazards, and maintain compliance with national standards.

Required Documentation

Before or immediately after any gas installation is completed, the following documentation must be submitted to the Body Corporate or Managing Agent:

  1. Invoice for Installed Equipment
    A detailed invoice must be provided for all gas-related equipment installed. This should clearly indicate:
    • The type of appliance (e.g., gas stove, hob, geyser)
    • The supplier or installer details
    • The date of installation
      This ensures traceability and confirms that approved, quality equipment has been used.
  2. Certificate of Compliance (CoC)
    A valid Certificate of Compliance must be issued by a certified and registered gas installer.
    This certificate confirms that:

    • The installation meets all relevant safety standards
    • The system has been properly tested for leaks and functionality
    • The installation complies with South African gas regulations

    Failure to provide a CoC may result in the installation being deemed non-compliant and subject to removal.


Installation Rules and Restrictions

  • Indoor Installations Allowed
    Residents are permitted to install gas appliances such as gas stoves, hobs, or similar equipment inside their units without requiring prior approval from the Body Corporate.
  • Prohibition of External Gas Bottles
    For safety and aesthetic reasons, no gas bottles or cylinders may be installed or stored outside of any unit, including:

    • Balconies
    • Patios
    • Gardens
    • Exterior walls

    All gas bottles must be installed in approved, safe, and compliant indoor locations as per regulations.


Safety and Compliance Responsibility

It remains the responsibility of the unit owner or resident to:

  • Ensure that all gas installations are performed by qualified professionals
  • Maintain the installation in a safe condition
  • Renew or update compliance certification if modifications are made

Non-compliance with these rules may result in corrective action by the Body Corporate to ensure the safety of all residents.
